Alpharetta

Alpharetta SealAlpharetta literally means first city in Greek. Originally, Alpharetta was the “first city” in what was then Milton County. In fact, before being named Alpharetta, the name was Town of Milton, which is a little confusing given that, as of 2006, there is a City of Milton adjacent to Alpharetta today.

Anyway, that was all back in the 1850’s, and while Alpharetta was not the first city in North Fulton (Roswell was), today Alpharetta is arguably the first city. Look at it this way, Roswell has two exists of GA-400 and Alpharetta has three!

All municipal rivalry aside, Alpharetta has developed itself into a city with good services, low crime and nice parks and recreation facilities. The new Encore Park, currently under construction, will become the northern home of the Atlanta Symphony Orchestra and Prospect Park, also under construction, will bring exclusive shopping the Alpharetta to complement North Point Mall.

While the lifestyle is pleasant (except for the traffic, which is always the knock on the Atlanta area) it is the jobs and schools which ultimately make people want to live here. Alpharetta is the commercial and corporate heart of North Fulton. The areas along North Point Parkway and Windward Parkway are home to dozens of corporate headquarters from IBM and Equifax to ADP and Choicepoint to Siemens and Verizon.

As of 2007, approximately 120,000 people call Alpharetta their workplace, which is more than three times the number who call it their home. Alpharetta has indisputably become the first city of commerce in North Fulton. This means that everyday, thousands of people commute into Alpharetta and then home again in the evenings to the surrounding “bedroom communities.”

The public schools in Alpharetta are some of the best in the state anchored by Centennial, Chattahoochee and Alpharetta High Schools with a scad of quality middle and elementary schools feeding those high schools. Additionally there is a variety of quality private schools from which to choose including Mt. Pisgah.

At the end of the day, Alpharetta has become the city of choice for so many because it scores high on all the housing decision criteria: well run government, relatively new housing stock and a variety of housing types, close to work, good schools, many shopping and dining options and not too too far from Atlanta and Buckhead for “big city adventures” or to the airport if you have to travel for work or pleasure.

I was out looking at homes in the Crabapple area a couple of weeks ago and my client told me that she had heard that the remaining inventory of homes in the new Crabapple Crossing neighborhood was going into foreclosure.  Well, it turns out she was right, at least I think. This week, a reader of [...]

Least Expensive House in The Manor | Sometimes Projects Just Don’t Get Finished

I’ve been agitated with myself for the past few weeks because I have a bunch of projects that are partially complete but not over the goal line.  It is definitely one of the character flaws I struggle with:  getting things only 90% finished. Are you the same way?  It feels soooo good to actually complete [...]

Alpharetta Real Estate Sells for $100k More on Average than Roswell and East Cobb Real Estate

My fellow Realtor, Kathy Drewien, in Marietta does a great job of compiling market statistics in her area.  She does it the old-fashioned way:  with hard work and expertise.  She recently did a comparison of East Cobb, Roswell and Alpharetta.  The analysis was done by zip code, so the Alpharetta numbers include Milton and Johns [...]

Can You Guess What is Coming to Crabapple?

Calling All Alpharetta HOA Presidents | Sharing Information About Your Neighborhood is a Great Way to Boost Home Values

Over the last few years I’ve received a number of phone calls from residents of Milton and Alpharetta neighborhoods asking my opinion, as a realtor, about how they can increase their home values.  Usually these calls are from older neighborhoods where the price of their homes was relatively lower than some of the newer neighborhoods.  [...]

Going Gated | Alpharetta and Milton Neighborhods Installing Gates

Often when we ask people, particularly those relocating from Florida, their requirements for a new home in Alpharetta, they say they want to live in a gated community.  The reason is not so much exclusivity, but security.  They don’t understand that for all intents and purposes we have no crime. So why in the world then [...]

By all accounts, Echelon a.k.a. Last week I wrote a post showing market data indicating that house prices continue to rise in Alpharetta; it is just that the volume of sales is down.  This is true overall for the market. However, one of the insightful readers of this blog, took me a little bit to task on differentiating between new home [...]
