I’ve enjoyed writing this blog for the last sixteen months.  I’ve learned a lot and I appreciate the nice notes from so many of you saying that you appreciate the value this blog has given you when making decisions related to real estate in Alpharetta.

Just the other day, I had a note from a reader in Texas who put it succintly:  She said that real estate statistics were easy to find.  Analysis, opinion and insight were things she had not been able to find.

Those commodities are what this blog aims to deliver and in that spirit, we are taking it to the next level in 2008.  MORE value in 2008 is our charge.

I will continue to write this blog because I believe in the value of the written word.  However, we are adding narrated online video tours.  The key word being ‘Narrated.’  My opinion, based on the reception we have received from this blog is that readers want MORE opinion, not less, even if they disagree.  At least we’ve then had the opportunity to explore the issues.

I’ve spent the past three days learning as much as I could about posting video to the web and a blog, and hunting for examples of how other real estate professionals are doing this.  I haven’t found anyone who is actually narrating home tours as they shoot them.  All I’ve found is glorified virtual tours posted to YouTube.  These are nothing but a bunch of still photographs with transitions set to music.  I want to give the viewed actual play by play, as if we were actually together walking through the house.

Without further ado, here is the first of our video tours (as opposed to virtual tours ;->).  I pray it will be the first of many to come.  Please, by all means, let me know what you think of this video and how we can modify it to make it better.

    Good stuff Kevin. All you have done is give home buyers, especially those relocating to Alpharetta, exactly what they want, which is as much information as possible so an informed decision can be made.

    Kudos. Sometime soon give us some details on the camera you used, time involved, etc. You’ve gone and raised the bar for the rest of us!

    I have to tell you how much I appreciate your blog and articles. This video adds even more to it. We are planning to relocate to the Alpharetta area, but have been using a close personal friend as a realtor. Had I not known this person for many years, I’d not hesitate to use you as our realtor- you would be tops on my list. In the meantime, thanks for the time and effort you put into this. I’m not aware of anyone else doing anything like this for this popular area.

    re: Videos- great idea, and good job. I appreciate the comments and thoughts. I know you don’t want to spend all your time on this, but if you did want to up the quality of the video, doing the voice as a voice over would help the quality, and they do sell a steadycam apparatus for camcorders, which would eliminate the ‘Blair Witch Style’ footstep video. Neither of these are necessary- the video is already quite helpful without it. But if you’re wanting to go a step above…

    Kevin,
    I have been following you for some time. Nice blog. I was working with Knightime Studios and had some great high quality videos done that were hosted on Multicast which will take the best quality but I just started playing with Real Estate Shows which I LOVE…and you can add the video but it has to be hosted on youtube. Thomas does a nice job and gives you stills. If you haven’t played with real estate shows it is awesome. Next time you have a bloggers lunch invite me! I turned Mason onto your site:)

    Kevin - Wow…I am impressed!  Your attention to detail, knowledge and personalization are just what buyers are looking for! Buyers want to be educated…on the spot…so great job! Not too sure if this has hit the TX market yet…but glad you’re on top of technology.

    Thanks for all the kudos, folks. I had no idea this idea of video blogging Alpharetta Real Estate with actual narrative would be so warmly received.

    Dave: Sorry we won’t have the chance to work together but I appreciate your kind words. Eventually I’m confident you’ll hear of someone else interested in Alpharetta and point them my direction.

    The camera I’m using is a Panasonic SDR-H18. It’s nothing special as far as i can tell, just entry level HDD camcorder. I have a lot to learn though, particularly about the editing side of things. All great suggestions that Dave made.

    That’s a nice looking house. And great price! Great job on the video, not sure why everyone is not utilizing it to enhance their listing. I’m hoping for an HD Sony videocamera one of these days.

    A great looking house and a great video Kevin. As Dave mentioned a steady cam would be good - definately a better idea than stopping and starting the camera continously. By having continous footage you really get a good idea of the size of the plot; i think you’d lose this if you were to stop and start!

    Kudos on adding real video tours to your site. How will you choose which homes to feature? Will it be a mix of new homes and resale? Video will add a nice element to your site for new home shoppers in the Atlanta area. It is something that I’d like to learn to do in 2008 as well. Best wishes for a successful 2008!
